Why Talking to a Lender First Changes Everything

The smartest move is planning before you pack or resign. A short conversation early prevents long delays later.

That planning does not stop at loan approval. It carries through the first days of ownership, when small choices shape how the home feels and functions.

What many people do not realize until they are in it, is that the first week matters more than the first year. The right first steps reduce stress, protect the home, and help you feel settled faster.

Here are the first things I tell my buyers to handle right after they get the keys.


1. Re-key or Change the Locks

You should re-key or change the locks as soon as you get the keys. You do not know who still has copies from before.

In real transactions, keys are often passed around to agents, contractors, family members, and neighbors. Even if the seller was careful, there is no clean record of who might still have access.

An anonymous client moved in and felt uneasy the first night. Re-keying the locks immediately gave them peace of mind.

A real mistake is assuming new construction does not need this. Builders, subs, and inspectors often have access during the build.

2. Change the Toilet Seats

Replacing toilet seats is one of the easiest ways to feel at home quickly. It is inexpensive and immediate.

Most buyers clean the house, but they overlook this detail. Changing the seats removes the last reminder that someone else lived there.

What people do not realize until they are in it is how much this small change affects comfort. I hear it mentioned more often than you would expect.

3. Replace All HVAC Filters

You should replace the AC and furnace filters right away. This protects air quality and the system itself.

In California, HVAC systems work hard. Old filters reduce airflow and strain the unit.

I helped a buyer who skipped this step. A few months later, they were dealing with poor airflow and higher bills. A simple filter change would have helped.

The mistake is trusting the seller’s maintenance habits. Start fresh.

4. Locate and Label Shutoff Valves

Find and label the main water shutoff and gas shutoff early. In an emergency, seconds matter.

I walk buyers through this step because most people never think about it until there is a leak.

An anonymous client had a minor plumbing issue late at night. Because they knew where the shutoff was, damage was limited.

What people do not realize until they are in it is how stressful it feels to search for a valve while water is spreading.

5. Set Up a Simple Maintenance Calendar

Create reminders for basic home maintenance right away. This includes filters, smoke detectors, and seasonal checks.

Homeownership in California is manageable when maintenance is routine. It becomes overwhelming when everything breaks at once.
