Is the California Dream For All program open right now?

No, the California Dream For All program is currently closed for 2026. It typically opens in limited windows and fills up quickly through a lottery system.

I get asked about this program almost daily, especially when buyers hear about the large assistance amounts.

How the Dream For All Program Works

Dream For All is a shared appreciation down payment assistance program. It helps with upfront costs, but in exchange, the state shares in your future equity.

There are no monthly payments on the assistance. Repayment happens when you sell, refinance, or pay off the home.

In real scenarios, this helps buyers who have strong income but cannot save fast enough for a down payment.

An anonymous client once thought this was free money. What people do not realize until they are in it is that the state becomes a partner in your equity.

A real mistake is focusing only on the help today and not understanding the long-term tradeoff.

Why So Many Buyers Miss Out

The program is limited and uses a lottery system. Even if you qualify, you are not guaranteed to receive funds.

I have seen buyers prepare for months only to miss out because of timing. That is why I always tell clients not to rely on a single program.

There are dozens of other programs available right now. Some are city programs, some are county programs, and some are statewide programs.
