City of Industry is a very unique place. It is not a typical residential city. Most of it is made up of warehouses, business parks, and commercial space. That said, there are small residential pockets where people do live.
Because of that, it is not the first place most families think of when buying a home. But its location is one of its biggest advantages. You are right in the middle of the San Gabriel Valley, close to major job centers, shopping, and freeways.
For a buyer who works nearby or wants to stay close to the area, it can still be worth looking at the surrounding neighborhoods right next to Industry.
The City of Industry does not offer a traditional down payment assistance program for homebuyers.
This is mainly because the city is heavily commercial and has very limited residential housing. Most of the housing support efforts tied to the city are focused on economic development rather than homeownership programs.
There are no widely promoted city-run programs for buying a home or for major home repair within the City of Industry itself.
If you are looking to buy in or near this area, your best options will come from county and state programs.
The California Housing Finance Agency offers programs that can help with low down payments or closing costs. These programs are usually based on income limits and require you to live in the home.
Some programs are designed for first-time buyers. Others allow more flexibility depending on the loan type.

Because residential areas in the City of Industry are limited, school assignments depend on the exact location and nearby city boundaries.
Students in and around the area may attend schools in:
•Hacienda La Puente Unified School District
•Rowland Unified School District
•Bassett Unified School District
Some nearby schools include:
•Glen A. Wilson High School — Hacienda La Puente Unified School District
•Nogales High School — Rowland Unified School District
•Bassett High School — Bassett Unified School District
It is very important to confirm school zoning based on the exact property, since boundaries can vary.
The City of Industry itself is more focused on business than recreation, but you are surrounded by options.

You are close to places like Industry Hills Recreation Area (pictured), which has golf courses, trails, and open space.

For shopping and entertainment, the Puente Hills Mall (pictured) area and nearby centers in Rowland Heights and West Covina give you plenty of restaurants, stores, and things to do.
Most people living near Industry spend their weekends in the surrounding cities, which are just minutes away.
This is where the City of Industry really stands out.
You are right next to several major freeways, including the 60 Freeway, the 57 Freeway, and the 605 Freeway. The 10 Freeway is also close by.
From this location, you can usually reach:
•Downtown Los Angeles in about 25 to 40 minutes depending on traffic
•Orange County in about 25 to 45 minutes
•Nearby cities like West Covina, Rowland Heights, and Hacienda Heights in under 15 minutes
If you work in logistics, warehousing, or nearby business hubs, this location can be very convenient.
Most families do not choose the City of Industry itself for housing because of the limited residential areas.
However, they do choose to live right next to it.
The reason is simple. Location. You are close to jobs, freeways, and everything you need day to day.
For buyers, the real opportunity is in the surrounding neighborhoods that give you a residential feel while still being close to Industry.
