Who this is about
“Juan” is a travel nurse who works on a 1099.
Like many travel nurses, his income was strong, but it did not look traditional on paper. Contract work and assignment-based pay can make income appear inconsistent to lenders who are not familiar with medical professionals.
The problem
Juan went through six different lenders.
Each lender told him the same thing. His income was considered unstable.
Because he works on a 1099, his tax returns did not fully reflect the amount of money he was actually depositing into his bank account. Even though he could afford the home, he could not qualify using traditional income documentation.
By the time he reached us, he was frustrated and questioning whether buying was even possible.
Why traditional loans did not work
Most conventional and government loans rely heavily on tax returns.
For 1099 borrowers, lenders review net income after deductions. If large write-offs are taken, the reported income can appear too low, even when the borrower has strong cash flow.
That was the issue in Juan’s case.
The solution: a bank statement loan
We used a bank statement loan.
Instead of reviewing tax returns, the lender analyzed 12 months of Juan’s bank statements. They reviewed the deposits, averaged them out, and used that average as his qualifying monthly income.
This method reflected what he was actually earning rather than what was reported after deductions.
The structure matched his real financial picture.
Buying the home: Chino Hills
Using the bank statement loan, Juan was able to qualify and bought his first home in Chino Hills three years ago.
Despite multiple denials from other lenders, the right loan structure made the difference.
What happened next
Over the past three years, his home has built significant equity.
Now he is preparing to trade up into his dream home in Eastvale, using the same bank statement loan structure that worked the first time.
The first home was the foundation. The next one will be the upgrade.
Why this story matters
Many travel nurses and 1099 medical professionals assume that inconsistent-looking income means they cannot qualify.
This case shows that the issue is often not the income. It is the loan structure.
