Who this is about
“Jacob” is a firefighter with a unique schedule.
Like many firefighters, he works multiple days in a row and spends extended time away from home. While he was proud of his career, he was also concerned about his wife and daughters being home alone while he was on shift.
The problem
Jacob had a very low mortgage payment and a great interest rate on his current home.
He did not want to refinance and lose that rate just to access equity. At the same time, he wanted to improve his family’s situation and create more stability while he was away.
He needed a solution that did not disrupt his existing mortgage.
Why refinancing was not the right move
Refinancing would have meant replacing his low interest rate with a higher one.
Even though he had equity available, changing the entire mortgage did not make financial sense.
He wanted to keep what was already working.
The solution: a home equity line and an ADU
Instead of refinancing, Jacob opened a home equity line of credit.
He used those funds to build an accessory dwelling unit in the back of his property.
His brother-in-law and sister rented the ADU from him.
This accomplished two things at once:
He had trusted family members on the property while he was working.
The rental income from the ADU covered the entire home equity payment and even generated additional monthly cash flow.
He kept his low first mortgage intact and used his equity strategically.
Added benefit through Homes For Heroes
As a firefighter, Jacob also benefited from savings while working with Armando through the Homes For Heroes program.
That program provides benefits specifically for first responders, including potential savings and incentives not available through standard channels.
Why this story matters
Many homeowners think equity is only for refinancing or selling.
This case shows how equity can be used strategically without giving up a low interest rate.
For Jacob, the ADU created security for his family, generated rental income, and preserved his original mortgage.
Today, he has peace of mind while he is on shift and an asset that strengthens his long-term financial position.
